Demand remains strong in Tbilisi’s residential real estate market, with the majority of the upcoming housing supply already secured. According to Galt & Taggart’s Tbilisi Residential Real Estate Review, 83% of apartments in projects scheduled for completion in 2025 have been sold.

The report notes that most of these transactions were carried out through internal installment plans offered by developers, highlighting the importance of flexible financing options in driving sales.

In August, Galt & Taggart conducted a systematic developer survey covering more than 130 residential projects across Tbilisi, accounting for roughly 45% of the primary market.

The findings also revealed strong forward demand for later projects:

  • 52% of apartments in projects scheduled for completion in 2026 have already been sold;
  • 52% of units in projects planned for 2027–2028 are also pre-sold.

The data underscores both the resilience of housing demand and the growing role of developer financing in sustaining sales momentum across the capital’s real estate sector.
