Apartment transactions in Batumi fell by 10.4% year-on-year to 1,614 units in September, while the market value increased by 0.9% to $107 million, according to updated data from Colliers Georgia.

Foreign buyers accounted for 48% of transactions in both new and older developments.

Transactions involving newly built apartments declined by 11.6% year-on-year, while sales of older apartments increased by 8.8%. In new developments, primary-market transactions fell by 38%, largely due to bulk registrations of several projects in September 2025. Meanwhile, secondary-market transactions rose by 27.3%.

Despite the overall decline in sales, the average weighted price of newly built apartments increased by 5.2% year-on-year to $1,408 per square meter. Prices in the primary market fell by 10.7%, while those in the secondary market rose by 9.9%.

Colliers Georgia noted that the primary-market price decline was driven by the bulk registration of transactions in a high-end project in September 2025. Excluding that project, the average weighted price in the primary market increased by 4.6%.
