According to TBC Capital’s June 2025 real estate market review, Didi Digomi and Saburtalo remain the top-performing districts in Tbilisi for apartment sales.
In June, 715 apartments were sold in Didi Digomi, followed by 474 apartments in Saburtalo, confirming their continued dominance in the capital’s residential real estate market.
The report also highlights a significant rise in demand in Krtsanisi, marking a notable shift in buyer interest. In contrast, the Didube district saw a decline in transaction volume compared to the same period in 2024.
When it comes to prices in the secondary housing market, Vake and Mtatsminda continue to record the highest average prices per square meter. However, a minor price correction was observed in Mtatsminda, where the cost per square meter dropped by 1%, the only decline recorded among all Tbilisi districts.
