Foreign Buyers Drive Half of Batumi Housing Demand, While Tbilisi Remains Locally Dominated – Colliers

According to Colliers Georgia, transactions on Tbilisi’s residential property market increased by 13.1% year-on-year in May 2026, reaching 3,787 units. The market size grew by 32.4% to $334 million. In Tbilisi, foreign buyers accounted for only 11.4% of total transactions, with the majority of purchases made by Georgian citizens.

In contrast, Batumi’s housing market shows a much higher level of foreign participation. In May 2026, foreign buyers made up 49% of residential property transactions, while overall sales rose by 2.5% to 1,324 units and market value increased by 22.2% to $87 million.

Colliers notes that in Batumi, foreign buyers were responsible for 59% of the market’s growth in transaction volume. In Tbilisi, however, around 88% of buyers are Georgian citizens, and foreign demand remains relatively limited.

According to the company, the most active foreign buyers in Tbilisi are citizens of Israel and Russia, though their share is small. In Batumi, demand is mainly driven by buyers from Russia, Ukraine, and Israel.
