Foreign Investor Interest in Georgian Real Estate Is Growing - VR Holding

The head of VR Holding’s sales department, Beka Pashalishvili, highlighted the rising interest of foreign investors in Georgia’s real estate market. He made the remarks amid the ongoing forum in Tbilisi, organized for the third time in Georgia by Invest Georgia, which brings together investors, brokerage company representatives, real estate specialists, and local developers.

“Since the founding of Invest Georgia, we have collaborated steadily and progressively. Today, we are represented with two active projects: VR Forest Beach by Paragraph in Shekvetili and the well-known Krtanisi Resort Residence in Krtanisi,” Pashalishvili told BMG.

He emphasized that the trend of foreign investors showing interest in Georgian real estate has significantly increased, citing both statistical data and sales results.

“Regarding our projects, the share of foreign buyers has grown noticeably. There is more engagement, more questions, and careful consideration about the type of product, its quality, and how well it fits the target audience that these investors and brokerage companies serve,” he said.

Looking ahead, Pashalishvili expects continued growth in demand for premium properties. “We see that demand has risen sharply, especially for high-end real estate. In our case, for every 30% of construction and sales completed, prices typically increase by 10–15%. This means that by the time a project is completed, the value of the investors’ assets has already grown by 30–35%. This reflects not only demand but also the quality and market concept we are implementing,” he explained.
