Georgian Mortgage Lending Surges 46.5% to 3.58 Billion GEL in First Seven Months of 2026

In the first seven months of 2026 (January–July), commercial banks operating in Georgia issued a total of 34,482 new mortgage loans valued at 3.58 billion GEL.

According to statistical data published by the National Bank of Georgia, the total monetary value of the mortgage loan portfolio grew by 46.5%, while the number of loans increased by 20.7%.

The statistics reveal that the average mortgage loan size issued in 2026 reached 103.9 thousand GEL, compared to an average of 85.6 thousand GEL during the January–May period of 2025.

This increase is driven by rising real estate prices across the country, as well as a reduction in the mandatory down-payment ratio.

Specifically, since spring of last year, the down-payment requirement was lowered from 15% to 10%, enabling borrowers to secure larger loan amounts with the same equity contribution.

Additionally, data from the central bank shows that in July 2026, the average interest rate on mortgage loans issued in national currency stood at 11.38%, which is 1.71 percentage points lower than in the same period of the previous year.
