Large-scale land acquisitions were obsevrved in Didi Digomi District last year. According to TBC Capital, a total of 962 land plots were sold in Didi Digomi in 2022, which was 13% behind the data of 2021.
According to the reprot, 2021 turned out the most active by the number of land deals in major districts of Tbilisi.
"In 2022, the largest number of land sales was recorded in Didi Dighomi (962), which was 13% less than in 2021, followed by Samgori (+25%) with 394 transactions and Isani (+1%) with 234 deals,” the reprot reads.
In the case of Batumi, a much higher rate of land transactions was recorded in the peripheries compared to the suburbs. The annual growth was also higher in the peripheries and reached 19% in 2022. In the same period, only 2% growth was recorded in the suburbs.
As for the cost of land, the central districts - Mtatsminda, Vake and Saburtalo stand out with the highest average prices in Tbilisi districts.
"As of 2022 data, Mtatsminda is particularly noteworthy, which exceeds the 2019 level by 46%. In 2022, an annual decrease in the average selling price was observed in Krtsanisi (-31%), Saburtalo (-12%) and Nadzaladevi (-7%)" , - the document notes.
