The founder of Dubai-based real estate brokerage OSUS PROPERTIES, Hisham El Assaad, says investor interest in Georgia is rapidly growing, driven by the country’s strong potential. He shared his views in an interview with BMG during a forum in Tbilisi that brings together investors from the United Arab Emirates for the third time, organized by “Invest in Georgia.” The event hosts investors, brokerage firms, real estate specialists, and leading Georgian developers.

Al Asaad, who has worked in Dubai’s real estate industry for 25 years, notes that Georgia’s property and construction sector -accounting for 18% of the country’s GDP - makes the market particularly compelling. According to him, this contribution alone warrants a deeper look into Georgia’s real estate opportunities.

“Georgia offers many advantages that make it attractive to investors from different countries. We are seeing a growing number of international developers from the UAE and Turkey entering the market - whether in Batumi, Tbilisi, or Gudauri. Each of these cities has its own unique appeal,” he said. Over the next three days, he plans to visit the Gudauri ski resort to explore several development projects. “Some are branded, some are not. I want to understand what potential exists,” El Assaad added.

Beyond real estate, he also sees significant untapped potential in tourism-related services. “Tourism in Georgia is growing. Its visa-free regime for many nations makes it even more attractive. I believe there is room to diversify hotel offerings, cuisine, and dining experiences. What we have observed so far is primarily focused toward local tastes, but with more international visitors arriving, Georgia can offer them a wider range of options,” he said.
