According to updated data published by Colliers Georgia on Recov.ge, in December 2025 the number of residential apartment transactions in Batumi increased by 42% compared to December of the previous year, reaching 1,830 units, while the market size grew by 65.4% to 116 million USD.
More specifically, transactions in newly built apartments increased by 44.2%, while old apartment transactions grew by 15.8%. In the primary market for newly built apartments, the number of transactions rose significantly by 75.2%. In the secondary market, growth stood at 18.2%. Notably, in the primary market, 170 transactions were registered by the state. In the secondary market, the number of Georgian buyers did not increase, and the growth was entirely driven by foreign buyers.
As for prices, the average weighted price of newly built apartments increased by 15.4%, reaching 1,231 USD per square meter. The main driver of the price increase was the primary market, where the indicator rose by 24.2%, while the secondary market saw a 10.7% increase.
