Inn Group Halts New Hotel Investments Amid Saturated Market

Inn Group does not plan new investments in the hotel sector, citing market saturation and intense competition, founder Paata Kokaia told BMG. The company recently invested in facilities including swimming pools in Kutaisi and Gudauri and a new building in Gudauri.

Despite rising inflation and operating costs, the hotel chain has been unable to raise prices due to strong competition, particularly in Tbilisi. Kokaia said hotels also compete with Airbnb and the growing number of rental apartments.

Inn Group’s visitor numbers increased 10% year-on-year, although the company had expected a stronger result. Kokaia said March-May were difficult due to the regional war, while business improved from June.

Gudauri was the main exception, with visitor numbers affected by sharply higher flight costs. Kokaia said arrivals from Gulf countries fell by more than 60%, while international visits to Georgia overall declined 2.7% in the first half of 2026.
