Israel Population's Demand for Georgian Real Estate Expected to Rise Further – Sakura Properties

Georgian real estate agencies anticipate growing interest from Israeli buyers, driven both by the ongoing conflict in the Middle East and Georgia’s increasingly attractive property market.

According to Viktoria Sakurova, founder of Sakura Properties, instability in the region has already pushed many Israel population to purchase homes in Georgia over the past several years, and this trend is likely to strengthen in the current environment.

Sakurova says Israel buyers are primarily interested in premium, under-construction residential projects, which offer significantly lower prices compared to Israel, along with strong resale and rental potential. Word-of-mouth among Israel investors has also contributed to rising demand.

Unlike the Russia–Ukraine war, this trend is not expected to affect the rental market, as Israel citizens largely purchase properties in new developments rather than for immediate rent. As a result, demand has driven up prices mainly in the premium under-construction segment, while the rental market remains stable.

Sakurova adds that Georgia’s appeal continues to grow due to an increasing number of modern, high-quality development projects, attracting interest beyond conflict-affected regions.

According to Galt & Taggart, in 2025 foreigners accounted for 52% of sales in selected Batumi developments, including 13% Israel buyers. In Tbilisi, 29% of apartments sold in January 2026 went to foreign nationals, with 12% purchased by Israelis.
