Mortgage Rates In Georgia Have Increased

Mortgage rates in Georgia have increased, according to the statistics from Nthe ational Bank of Georgia (NBG). The rate for mortgage loans in GEL issued in April 2025 stood at 13.26%, which was an annual increase of 1.88%.

According to National Bank statistics, the increase in mortgage rates has been observed since December last year, when it first increased to 12% and then to 13%.

Along with the increase in rates, the number of new mortgage loans is decreasing. In April 2025, Georgian banks issued a total of 3,994 mortgage loans, the total value of which was GEL 325.7 million. The number of new mortgage loans decreased by 16% compared to the same period last year, and the portfolio of issued loans decreased by 18%.

In the first 4 months of 2025, Georgian banks issued GEL 1.28 billion in new mortgage loans, which is GEL 26 million less than in the same period last year. As for the number of loans, it amounted to 14,648, which is 17% less than in the previous year.

Due to the low growth rate of the mortgage lending portfolio, on February 26, the Financial Stability Committee of the National Bank of Georgia decided to simplify the regulations. As a result, it became possible for the initial payment to be 10% of the cost of the apartment, and 90% of the loan, instead of the previous rule, which stipulated that the consumer would deposit 15% to purchase an apartment, and receive 85% of the cost of the apartment from the bank.
