Demand for modern, well-equipped office spaces in Tbilisi continues to grow, with location, parking, and efficient design becoming key priorities for businesses. Responding to this trend, the premium-class “New Atrium” business center is being developed on the right bank of the Mtkvari River near Vakhushti Bagrationi Bridge and Giorgi Saakadze Square.
The project is an expansion of the existing “Atrium” business center, which launched in 2021 after overcoming pandemic-related challenges. The first phase quickly reached full occupancy, prompting development of a larger second phase. “New Atrium” will offer around 12,400 sq. m. of multifunctional office space, nearly double the size of the original building.
The seven-story complex is designed with modern standards, featuring Neolith stone façade cladding, panoramic glazing, and a central indoor atrium. It will also include 130 parking spaces in a two-level underground garage, Kone elevators, and centralized climate control systems.
Beyond office units starting from 50 sq. m., the project will offer conference rooms, fitness and dining facilities, and lounge areas. With a total investment of $15.3 million and up to $11 million financed by TBC Bank, “New Atrium” is positioned as a long-term investment opportunity in central Tbilisi.
