Georgian international development brand NEXT has introduced its new Heritage Series, an initiative focused on preserving cultural landmarks and adapting them to modern urban life. The first project under the series, Cinema City by NEXT, aims to revive the historic pavilion of the Georgian Film Studio, one of Tbilisi’s most significant cultural sites.
Built in the late 1920s by renowned architect Mikheil Buzoghli, the pavilion became the first professional film studio building in Georgia and played a key role in the development of Georgian cinema. For decades, the space hosted legendary directors and actors whose works later gained international recognition, but over time the building lost its original function and became disconnected from the city’s cultural life.
As part of the Cinema City project, NEXT plans to carefully restore the historic pavilion and transform it into a modern multifunctional cultural space. The renewed complex will include a cinema museum, public areas, screening spaces, a gastronomic gallery, and recreational zones, creating a new destination that connects Tbilisi’s past with its future.
The architectural concept combines historical elements with contemporary design. The lower part of the building will preserve the character of the original pavilion, while the upper structure will feature panoramic windows, 360-degree views, and a bronze-colored aluminum façade. According to NEXT, the project’s central location, cultural significance, and unique design concept make Cinema City an attractive investment opportunity. The company has already launched exclusive pre-sales for the project.
