The average occupancy rate at a 220-room Paragraph Tbilisi, a Luxury Collection brand hotel, was within 20-30% in January. Irina Adeishvili, head of marketing and communications, spoke to BM.GE about the hotel’s operations.
According to her, the hotel had more guests in December 2024 and January 2025 than in the same period last year, as Paragraph Tbilisi was open for 1 month by that time. However, Irina Adeishvili also says that the occupancy rate is not very high this year either.
"Compared to last year, we have a positive change in terms of occupancy. However, one year of operation is not much for a hotel, as it needs a little more time to gain trust and have more visitors, but compared to last year, the number of our visitors has definitely doubled during this time.
We do not have high occupancy, the average occupancy of the hotel is within 20-30%. We have a different picture every day,” says Irina Adeishvili, adding that the range of visitors is very diversified: “We have guests from neighboring countries, Israel, Europe, America, Arab countries. What is new for us is that we also have local vacationers.
The European market is diversified, guests come from Great Britain, France, the Baltic states... guests come from almost all European countries. From neighboring countries, Azerbaijan and Armenia are active".
As for bookings, Paragraph Tbilisi’s marketing and communications manager notes that guest behavior has changed significantly since Covid-19, and advanced bookings are reduced.
“We recieve February bookings in January. The hotel does not have advance bookings for July or August.
The price is generated based on demand and is determined by the room type. Compared to last year, the prices are almost the same. Last year, December was more in demand in terms of events,” Irina Adeishvili told BM.GE.
According to the prices published on The Luxury Collection’s website, the cost of a night at Paragraph Tbilisi starts from USD 285 and increases to USD 900 depending on the room type. The hotel includes 220 rooms, 5 restaurants, a top-class spa on three floors, and high-tech meeting and conference spaces.
