"Placemakers", a new development leader in the Georgian market, is embarking on its debut project, The Lake, at Lisi Lake. This prestigious new district, combining private residences with the iconic Lakehouse concept, is set to become a strategic center of attraction for Tbilisi. Nodar Adeishvili and Zura Pichkhaia, partners at "Placemakers", discussed the company's executive vision on the TV-program "Business Week".

The founders confirmed that the project leverages a powerful mix of local and international expertise, with the total investment in the flagship development reaching USD 50 million.
"This is a major undertaking, ultimately representing a USD 50 million investment. We have strategically partnered with key financial institutions, including TBC Bank, alongside several international partners. We have successfully built a robust team, both financially and operationally, ensuring a highly impactful outcome," Pichkhaia noted.
Adeishvili highlighted the strategic value of the company’s diverse partnership base: "It is particularly meaningful to have a Georgian partner from Abkhazia deeply involved. Furthermore, we have an Indian partner, a seasoned developer in his home market, making this his first direct investment in Georgia. We are also in advanced discussions with a South African investor who has expressed initial interest in the Georgian market. This diverse and strong cohort of partners is fundamental. This initial project marks just the beginning; together, this team is committed to bringing more ground-breaking developments to Tbilisi and Georgia."
The center of the project, The Lakehouse, will be a global collaboration, designed by the internationally recognized Norwegian architectural firm Snøhetta. The founders clarified that this central amenity is not auxiliary but rather a core function designed to serve both residents and external guests, housing high-end restaurants, a pool, a spa, a fitness center, and office spaces.
"Our strategic choice was to introduce a fresh architectural perspective to the Georgian market by partnering with a globally acclaimed firm for its debut here. Snøhetta’s deep philosophy regarding nature and context aligns perfectly with our site—a lakeside location in the city center. Their team’s ethos was an ideal match for the substance of The Lake," - Pichkhaia said.
Pre-sales for land plots at The Lake have begun. The first phase of infrastructure construction is scheduled for completion in Spring 2026, with residents expected to begin moving into their homes from 2029.
