According to updated data published by Colliers Georgia on Recov.ge, both apartment sales and average prices increased in Tbilisi in February 2026.
A total of 3,801 residential units were sold during the month, marking a 20.4% increase compared to February 2025. The total market size expanded by 34.4%, reaching $311 million.
Sales in new developments rose by 21.7% year-on-year, with growth observed in both the primary market (+23.9%) and secondary market (+18.5%) for newly built units. Transactions in old (existing) projects also increased by 15.7%.
Average weighted sale prices for newly built apartments increased across all major zones of Tbilisi compared to February 2025:
- +9.1% in suburban districts
- +8.2% in the wider center
- +14.7% in the city center
In the primary market specifically, prices in the city center rose by 15.1%, partly due to delayed registration of transactions by developers. Secondary market prices in the center increased by 8.2%. Overall, Tbilisi’s average weighted primary market price grew by 10.7%, while the secondary market average rose by 6.3%.
Prices for old apartments also continued to trend upward. In February, the average weighted price increased by:
- 8% in suburban areas
- 4.8% in the wider center
- 11.6% in the city center
Across Tbilisi, prices in old residential projects grew by 8.5% year-on-year.
