Adjara Group Sells Rooms Hotel Kokhta to Silk Road Group, Cites Strategic Shift; Sale Price Remains Confidential

Adjara Group has sold its well-known Rooms Kokhta hotel in Bakuriani to Silk Road Group, as part of a broader shift in its regional development strategy. While the purchase price remains undisclosed, Adjara Group stated that "the price is confidential at this stage, although it will be made public in accordance with the law."

The transaction marks a significant development in Georgia’s hospitality sector, as management of the former Rooms Kokhta hotel will now be handled by Silk Hospitality, a subsidiary of Silk Road Group. The exact branding under which the hotel will continue to operate has not yet been announced.

Opened in late 2019 under the Rooms brand, the Bakuriani property quickly became a popular destination. The hotel includes 95 rooms, 70 apartments, a conference hall, a restaurant, lounge bar, indoor pool, gym, and a 360-degree terrace, catering to both leisure and business travelers.

In response to BM.GE's inquiry regarding the decision to sell, Adjara Group explained that the move is part of an updated strategic plan, which focuses on optimizing their presence across Georgia. "Our goal is to concentrate on one key facility in each region in order to maximize its potential," the company noted.

In the Samtskhe-Javakheti region, where the Bakuriani hotel is located, Adjara Group also owns two other important properties: the historical Arazindo Sanatorium in Abastumani and the former municipality building in Borjomi. The group revealed it is now directing its resources toward the development of Rooms Abastumani, which is expected to open in 2026.

“Rooms Kokhta is one of the company's interesting projects,” Adjara Group said, “however, we have strategically decided to channel our resources into just one project in the region.”

When asked whether other properties under the Rooms brand might be sold, the company confirmed: "There are no plans to sell other Rooms properties."

Adjara Group currently operates Rooms brand hotels in Tbilisi, Kazbegi, and Batumi, which continue to serve as cornerstones of Georgia’s high-end boutique hospitality landscape.

The acquisition of Rooms Kokhta adds another premium asset to Silk Road Group's hospitality portfolio and strengthens its presence in Georgia's booming mountain tourism market.
