A premium hotel and residential complex, Swissôtel Kobuleti Beach Resort, is set to be built on Georgia’s Black Sea coast with a total investment of $300 million.
The project is being developed by Archi, international developer NEXT, and global hospitality brand Swissôtel. The complex will comprise three landmark buildings featuring a hotel, residential and investment apartments, indoor and outdoor swimming pools, conference facilities, restaurants, a casino, spa and wellness center, fitness club, and children's entertainment areas. The architectural concept was designed by the Madrid office of Chapman Taylor.
Speaking at the presentation, Economy Minister Mariam Kvrivishvili said the arrival of a high-end international brand would strengthen Adjara’s tourism appeal and contribute to higher service standards in the region.

Archi founder and CEO Ilia Tsulaia described the development as one of the largest resort projects ever undertaken in Georgia. “We are standing on the site of the former Soviet-era Intourist hotel, and today we are launching the construction of Swissôtel Kobuleti Beach Resort. This will be one of the largest projects ever implemented in the country and the region, and the biggest in Kobuleti,” he said. Tsulaia noted that the resort will feature more than 3,000 sq. m of spa and wellness facilities, four swimming pools, children's entertainment areas, and six restaurants, bars, and cafés. “We are planning to invest $300 million in this project, and the scale of the investment reflects the level of development we intend to deliver,” he added.
Swissôtel, founded in 1980, operates more than 40 hotels across over 20 countries. NEXT is Georgia’s first international development company with partnerships including Wyndham Hotels & Resorts and Radisson Hotel Group. Archi, founded in 2006, has completed more than 55 projects and serves over 70,000 residents and investors from 30 countries.
