Batumi Real Estate Market Hits $1.3 BLN in 2025 with Strong Growth

According to Galt & Taggart, 17,478 apartments were sold in Batumi in 2025, totaling $1.3 billion, marking a 15% increase in the number of units sold and a 24% growth in market value compared with the previous year.

In December 2025, the average price per square meter reached $1,865 for new apartments and $1,450 for the secondary market. The majority of sales occurred in New Boulevard (6,807 units), followed by Heroes’ Avenue (3,993 units). Old Batumi accounted for 1,727 sales, and the city’s peripheries saw 1,686 units sold.

Most buyers preferred smaller apartments: 63.5% were 26–50 sqm, 28.8% were 51–80 sqm, 6.9% were 81–150 sqm, and only 0.8% were larger than 150 sqm. In terms of pricing, 44% of sales were in the budget segment (under $1,000 per sqm), 43.9% ranged from $1,001–$1,500, 9.7% were $1,500–$2,500, and just 2.4% exceeded $2,500 per sqm.

Despite rising prices, increased supply led to a drop in rental rates, including short-term and daily rentals. The average daily rent decreased from $41.7 in 2023 to $35.6 in 2025, reflecting a softening rental market amid strong sales activity.
