In July 2026, the average rental price for a mid-sized apartment (50-60 sq. m) in Tbilisi reached $10.1 per sq. meter, up by 0.3% month-on-month, according to Galt & Taggart’s monthly residential real estate review. The modest increase points to continued stability in the rental market.
Vake and Mtatsminda remained the most expensive districts, with average rents of $15.1 and $13.0 per sq. meter, respectively. They were followed by Saburtalo ($11.4), Krtsanisi ($10.8), and Isani ($10.2). The most affordable rents were recorded in Samgori ($8.5), Gldani ($8.6), and Didi Dighomi ($8.7).
Tbilisi’s rental yield stood at 8.5%, ranking third among regional cities after Ankara (9.5%) and Tashkent (8.7%). The capital outperformed Astana (8.1%), Yerevan (7.3%), and Baku (5.1%), while yields in European cities such as Bucharest, Riga, Vienna, and Sofia were below 4.5%.
Compared with bank deposits, the 8.5% rental yield was below the average return on GEL deposits (9.6%) but significantly higher than USD deposits (2.4%). According to the study, rental property in Tbilisi therefore remains a relatively high-yield investment compared with many regional and European markets.
