A total of 4,330 apartments were sold in Tbilisi in September 2026, an 8% increase compared to the same month last year, according to a report by investment bank Galt & Taggart, based on Public Registry data.

Demand remained strong in both the primary and secondary markets following the seasonal slowdown in August. Secondary-market sales rose by 2% year-on-year to 2,163 apartments, while primary-market transactions increased by 14.5% to 2,167.

In the first nine months of 2026, Tbilisi recorded 35,033 apartment transactions, with total sales reaching $3.2 billion, up 26% year-on-year.

Vake remained the most expensive district in the primary market, with an average price of $3,372 per square meter, followed by Mtatsminda at $2,719. The lowest prices were recorded in Vashlijvari ($1,111), Didi Digomi ($1,144), Gldani ($1,156) and Samgori ($1,172).

Meanwhile, apartment rents increased sharply in September amid seasonal demand at the start of the academic year. The average monthly rent for medium-sized apartments (50–60 sq. m) rose by 8.6% month-on-month to $11.3 per square meter.

The increase in rental prices pushed the average rental yield to 9.4%, one of the highest rates in the region, compared with 7.9% in Yerevan and 5.1% in Baku.

The highest average rents were recorded in Vake at $16.1 per sq. m, followed by Mtatsminda at $14.4 and Saburtalo at $13.2.
