Chess Palace Rehabilitation Contract Worth GEL 30 MLN Terminated – When Will Work Resume?

The rehabilitation contract for the Chess Palace in Tbilisi, valued at GEL 29.7 million, has been terminated with Britannia Construction due to delays and poor quality of work. The Tbilisi Development Fund cited multiple breaches, including missed deadlines and substandard workmanship, despite repeated warnings and fines issued to the company.

The project, which began in 2024, was initially planned to be completed by the end of 2026. However, due to these violations, the contract was terminated in August 2025, and the work has been halted since then. The Chess Palace, located at 37a Kostava Street, has been a cultural heritage site since 2019.

Rehabilitation work is expected to resume later this year, as the Tbilisi Development Fund has announced a tender for the next phase. The procurement process will run from May 6 to May 11, with an estimated value of GEL 10.3 million. The focus will be on the first phase, which includes restoring the roof and façade, while the interior renovation will be addressed in the second phase.

Britannia Construction was led by Maia Nozadze, with the company’s founder being Geo Sky Construction Limited from the UK and Northern Ireland. The new contractor will take over the project, aiming to complete it within two years from the signing of the new contract.
