UAE-based development company Eagle Hills plans to build an artificial bay and yacht port on a 260-hectare area north of Gonio, at the mouth of the Chorokhi River, according to project materials published by the company.

The ambitious plan envisions the creation of a new yacht club, surrounded by luxury hotels, apartment complexes, villas, restaurants, and high-end shopping centers. The site, currently state-owned land, has been under discussion for development for several years, though no privatization or transfer to the investor has yet occurred.

The territory was formerly occupied by a Russian military base, dismantled between 2004 and 2005.

Eagle Hills, which officially opens its sales office in Tbilisi today, has announced plans to invest a total of USD 6.6 billion in Georgia. Beyond the Gonio project, the company also intends to develop a massive 590-hectare area south of Tbilisi, near Krtsanisi and Ponichala, spanning both banks of the Mtkvari River.

As of now, no Environmental Impact Assessment (EIA) has been published, and the land has not yet been transferred to the company.
