Georgia’s real estate market remains attractive to foreign investors, with many buyers now purchasing apartment packages rather than individual units, according to Nino Absandze, founder of the Georgian Real Estate Association (GREA).
She said investors are increasingly interested in pre-sale projects, buying packages of 30 to 50 apartments to achieve returns of around 25-30% in a short period. Absandze noted that in one recent project, half of the 150 apartments sold within two to three months were purchased through such investment deals.
According to GREA, limited alternative investment opportunities in Georgia make real estate one of the most trusted and profitable assets for both foreign and local investors. Many Georgian citizens also choose property as an investment option due to its tangible value and potential returns.
Recent Colliers data shows strong growth in Tbilisi’s residential market. In June 2026, the city recorded 4,484 apartment transactions, up 34.7% year-on-year, while the total value of sales reached $387.3 million, representing a 53.9% annual increase.
