Georgian Banks Issue GEL 4.1 BLN in Mortgages in 8M26, Up By 47%

Commercial banks operating in Georgia issued 39,714 new mortgage loans worth a total of GEL 4.1 billion in January-August 2026, according to statistical data from the National Bank of Georgia. The value of newly issued mortgages increased by 47% year-on-year, while the number of loans rose by 22%.

The average mortgage issued during the first eight months of 2026 amounted to GEL 104,000, compared with GEL 86,200 in the same period of 2025. The increase is linked to rising real estate prices and a reduction in the required down payment, which was lowered from 15% to 10% last spring, allowing borrowers to obtain larger loans with the same amount of their own contribution.

NBG data also show that the average interest rate on mortgage loans issued in Georgian lari stood at 11.19% in August 2026, down by 1.90 percentage points from the same month a year earlier.

Overall, the outstanding mortgage loan portfolio of Georgian banks has reached GEL 14.6 billion. A total of around 176,000 mortgage loans are currently active in the country.
