GREA: Residential Property Prices Expected to Rise 5-7% This Year

Residential property prices in Georgia are expected to continue increasing this year, with growth of at least 5-7% forecasted, according to the Georgian Real Estate Association (GREA).

GREA founder Nino Absandze said the main driver behind the expected increase is the sharp rise in construction costs, as well as higher land and investment project expenses, which are reflected in apartment prices.

“Price growth is expected to continue, as construction costs have increased significantly over the past year. We estimate that residential property prices will rise by at least 5-7% in 2026,” Absandze said.

According to Geostat, residential real estate prices in Tbilisi increased by 0.9% in the second quarter of 2026 compared with the previous quarter, while the annual increase reached 4.9%.
