The total value of apartments sold in Tbilisi reached $2.45 billion in the first seven months of 2026, up by 27.3% year-on-year from $1.92 billion, according to Galt & Taggart’s latest residential real estate market review. In July alone, 4,475 apartments were sold.
Direct purchases from developers have been particularly active. Developers sold 6,930 apartments during the first seven months, representing a 30% annual increase. At the same time, the share of Georgian buyers has declined from 85% in 2023 to 74% in 2026, while foreign demand continues to grow.
Israeli citizens accounted for 11% of buyers, while Russian citizens represented 4%, up from 3% in 2025. Buyers from other countries also increased their share to 11%.
On the supply side, construction permits were issued for 1 million sq. meters of residential space during the seven-month period. Didi Dighomi, Nadzaladevi and Saburtalo recorded the highest volumes. Meanwhile, the share of budget apartments priced below $1,100 per sq. meter fell from 68.8% in 2024 to 49.5%, while the mid-range segment rose to 42.9%.
