New construction permits will not be issued without green landscaping project. The new regulation is already introduced in Tbilisi, while the rule will soon be extended throughout the country, including the regions of Georgia. The relevant bill is already prepared by the Parliament of Georgia.
Construction company Arsi welcomes compulsory green landscaping. However, the company notes, that green landscaping agreements delay the projects.
"Until now, construction company was selecting this or that plant in green landscaping project. Today, green landscaping project should be in line with the standard set by the City Hall for various zones," said Besik Ortoidze, General Director of Arsi.
According to him, in general, the existence of a common standard in the country is important. As for the question whether new changes will make real estate more expensive, Besik Ortoidze finds it difficult to predict. He said it depends on the project concept.
Mardi Holding, a construction company operating in Adjara likes the new regulation, but notes that there is already a small space in Batumi, so the greeneries are arranged on the roofs instead of yards. The company says the new regulation will affect the prices.
"I think tightening the law will require additional financial expenditures, but it is necessary for our cities. All this will be reflected in the price for sure, but since this financial expediter will be distributed to hundreds of people, there will be no catastrophic increase", said Natia Sirabidze, Executive Director of Mardi Holding.
Submission of green landscaping projects during the issuance of construction permits in Tbilisi is mandatory since 2019. According to the bill, the new regulation should enter into force across the country from September 2022.
