The cost of private houses in the Surrounding Areas of Tbilisi starts at an average of USD 300,000, according to Tamuna Tsotsoria, founder of Mycorner.ge.
Speaking to BM.GE, Tsotsoria noted that prices depend on multiple factors, including location, views, land size, and surrounding infrastructure, which can significantly raise property values.
“The purchase of a standard private house begins at around USD 300,000, while our portfolio also includes properties priced above USD 2 million. The price variation is wide, as private homes are evaluated according to many criteria,” Tsotsoria said.
She added that Lisi remains the most in-demand area, where limited supply has already led to a shortage of high-quality properties. Interest is also growing in Tsavkisi, where buyer activity has recently increased.
According to Tsotsoria, most buyers are Georgian residents, although demand from foreign investors, mainly from Israel and Azerbaijan, is rising, currently accounting for about 5% of sales. She also highlighted a growing trend of Georgian emigrants returning home and purchasing property to settle in the country.
