Silk Road Group Acquires Rooms Kokhta Bakuriani from Adjara Group

Silk Road Group, one of Georgia’s leading investment and development firms, has officially acquired the Rooms Kokhta Bakuriani hotel from the Adjara Group, marking a significant move in the country’s hospitality and tourism industry. The hotel will now be managed and rebranded under the Silk Hospitality umbrella, with an ambitious vision to elevate its profile and offerings.

Originally opened in late 2019, Rooms Kokhta Bakuriani quickly became a recognizable landmark in the winter resort town. The property includes:

  • 95 hotel rooms
  • 70 branded apartments
  • A restaurant and lounge bar
  • Spa and wellness facilities
  • A conference center
  • Fitness area and panoramic terrace with 360° views

Located at the foot of Mount Kokhta, the hotel was part of the iconic “Rooms Hotels” portfolio managed by Adjara Group, which also includes hotels in Tbilisi, Kazbegi, and Batumi. The financial details of the transaction have not been disclosed, though BMG reports that Silk Road Group plans significant reinvestment.

Silk Road Group has been actively involved in the development of Georgia’s mountain tourism infrastructure, especially through support for the Georgian Ski Federation and global events such as the FIS Freestyle Ski and Snowboard World Championships 2023, hosted in Bakuriani.

With this acquisition, Silk Road Group Founder Giorgi Ramishvili envisions transforming Rooms Kokhta into a high-end lifestyle and sports resort that operates all year round.

"My generation of skiers has many fond childhood memories of Kokhta. That’s why I’m especially happy about this project. We aim for the hotel to appeal not only to winter sports lovers but also to families, wellness travelers, and adventure seekers across all seasons," said Ramishvili.

The group is already working with international experts to redesign the facility, with plans to:

  • Launch a new international-standard spa by Winter 2025
  • Add amenities for ski and snowboard enthusiasts
  • Create a "Sports Adventure School" with educational and recreational programming for children
  • Enhance the guest experience with premium service, wellness offerings, and culinary experiences

The redevelopment will involve Patrick Lang, a renowned French sports journalist, Vice-President of the Georgian Ski Federation, and a Knight of the Order of Honor of Georgia. Lang was actively involved in Georgia’s hosting of the 2023 World Championships.

Kokhta and Bakuriani are jewels of the South Caucasus. The goal is to offer tourists not just skiing but full-fledged experiences in nature, wellness, and Georgian hospitality,” Lang stated.

Lang emphasized that Bakuriani, already recognized by the International Ski Federation, is poised to become a globally known four-season destination.
