Tbilisi Apartment Sales Rise 12.7% in December as Market Volume Reaches $350 MLN – Colliers

Tbilisi recorded 4,495 residential apartment transactions in December 2025, reflecting a 12.7% increase year-on-year, - according to updated data from Colliers Georgia published on Recov.ge. The overall market volume also expanded significantly, growing 21.8% to reach $350 million, driven by both higher sales activity and rising prices.

New development projects saw particularly strong performance. Transactions in new projects increased by 15.4% compared to December 2024. Sales in the primary market for newly built apartments grew by 10.4%, while secondary market transactions surged by 24.3%. Older projects also registered a modest 2.9% increase in transactions.

Prices for newly built apartments rose sharply across the city. The weighted average price increased by 9.5% in suburban areas, 17.9% in the city center, and 21.5% in the wider central districts. The primary market in the wider center experienced the strongest growth, with prices rising by 24%, largely driven by developer pricing strategies.

Prices in the old apartment segment also increased but at a more moderate pace: up 12.3% in suburban areas and 7.7% in the wider center. Meanwhile, the city center recorded a slight 0.1% decline, indicating a more stable and mature market in this segment.
