Tbilisi City Hall has put a 121,138-square-meter land plot at 12 Spiridon Virsaladze Street, near the Tbilisi-Rustavi highway, up for privatization auction. The starting price is GEL22.17 million, equivalent to around GEL183 per square meter.
The auction bid increment is GEL332,524, while the required guarantee is GEL4.43 million. The winning bidder must pay the full privatization price within 15 calendar days of signing the contract.
The property is located in the SZ-6 residential zone and is described as being occupied without authorization. The site contains 21 structures, including residential and non-residential buildings, some of which are damaged or in ruins. The largest, Building No. 16, has a built-up area of 838 square meters.
The auction documents note that utility infrastructure crosses the site. The property is also subject to an airport protection zone, which imposes height restrictions on potential construction, as well as a 100–300-meter buffer around Interior Ministry facilities and a river water protection zone. Applications close on October 2 at 16:58, with the auction scheduled for 17:00 the same day.
