The Tbilisi Development Fund has announced a GEL 12.3 million tender for the rehabilitation and restoration of the historic Bozarjiants House on D. Chonkadze Street. The estimated contract value is GEL 12,318,651 including VAT, with work expected to take no more than 24 months from the issuance of a written order.
Located at 12/14g D. Chonkadze Street, the building was constructed in 1915 by architect M.P. Ogajanov for first-guild merchant N.I. Bozarjiants. According to project documents, it won second place and a silver medal in a 1915 architectural competition and was named one of Tiflis’s finest buildings.
The Art Nouveau building features stone relief decoration, balconies and stained glass, while its interior preserves Villeroy & Boch ceramic tiles, marble stairs, wall and ceiling paintings, plaster decoration, oak panels and wooden floors. The building is currently in critical condition, with uneven settlement caused partly by foundations at different levels, growing facade cracks, a deteriorating roof and damage from the 2003 earthquake.
The rehabilitation project includes structural reinforcement, restoration of historic elements, foundation strengthening, facade reconstruction, roof replacement, drainage and courtyard improvements, and restoration of the historic gate and rear glazed galleries. Electrical, water, gas, heating and ventilation systems will also be upgraded, while historic interior elements will be conserved using original materials and archival references.
