The Trump Tower project land is still owned by “Cartu Fund”

The 70-story Trump Tower planned in Tbilisi is set to be built on land that still formally belongs to the “Cartu Fund,” according to public registry data. The project developer, “Central Park Avenue,” is listed as the future owner of the 66,940 sq. m. plot located on Tamarashvili Street N13, although the transfer has not yet been completed.

An agreement signed in October 2023 covered two land plots totaling 80,145 sq. m. Part of the land (9,645 sq. m.) was transferred to “One Central Park,” which later placed a mortgage on the property in December 2025 with Bank of Georgia. However, the larger plot intended for the Trump Tower remains under Cartu Fund ownership.

The development is being led by “Biograpi Living” and “Archi Group,” with additional involvement from Sapir Organization, Blocks Group, and Finvest Georgia. The architectural design is expected to be handled by the US-based firm Gensler, according to Trump Organization’s official website.

Originally, Biograpi Living planned the project independently, with earlier designs including seven towers and a tallest building of 79 stories. The current version envisions a 70-story Trump Tower, while only one 110-meter building has so far received preliminary approval. The ownership structure of the developer company “Central Park Avenue” is also undergoing changes, with a new investor group registered in April 2026.
