1,235 Apartments Sold in Batumi in August, Transactions Down By 4.3%

Activity in Batumi’s residential real estate market declined in August, according to Colliers Georgia. A total of 1,235 apartments were sold in the city, down by 4.3% year-on-year. Despite the decline in transaction volume, the market value increased by 2.9% to $81 million.

Foreign buyers accounted for 52% of transactions in both new and old residential projects, surpassing the share of Georgian buyers. Transactions involving newly built apartments fell by 6.3% year-on-year, while sales of older apartments increased by 31.4%.

Within new projects, the decline was recorded entirely in the primary market, where transactions dropped by 24.2%. In the secondary market, transactions increased by 15.1%. Colliers Georgia said the primary-market decline may be linked to several projects registering a large number of transactions simultaneously in August 2025, which inflated last year’s figures.

The average weighted price of newly built apartments in Batumi rose by 1.2% year-on-year to $1,386 per square meter in August 2026. Prices in the primary market fell 16.3%, while those in the secondary market increased 12.8%. Colliers noted that the primary-market decline was influenced by the registration of transactions in a high-priced project in August 2025; excluding that project, the average weighted price in the primary market increased by 1.2%.
