Foreign Buyers’ Share of Tbilisi Apartment Market Rises to 14% – Colliers

Foreign buyers accounted for 14% of residential real estate transactions in Tbilisi in August 2026, up from 12% in July, according to Colliers. Georgian citizens continued to account for the majority of transactions in both new and old residential projects.

A total of 3,388 apartment transactions were recorded in Tbilisi in August, up 18.9% year-on-year, while the market value increased 35.2% to $297 million. Transactions in new projects rose 23.7%, with Samgori and Didi Dighomi accounting for much of the increase.

Apartment prices also continued to rise. The average weighted selling price of newly built apartments increased 16.7% year-on-year in the city center, 16% in the wider center and 10.4% in the suburbs.

Batumi showed a different pattern, with foreign buyers accounting for 52% of transactions in new and old projects in August, exceeding the share of Georgian buyers. Foreign buyers represented 48% of transactions in July. Overall, Batumi recorded 1,235 apartment transactions in August, down 4.3% year-on-year, while the market size increased 2.9% to $81 million.
