A total of 3,388 residential apartment transactions were recorded in Tbilisi in August 2026, up by 18.9% year-on-year, according to Colliers. The market value also increased by 35.2%, reaching $297 million.
New projects were the main driver of growth. Transactions in new developments rose by 23.7% year-on-year, with increases of 22.9% in the primary market and 24.5% in the secondary market. Colliers said the growth reflects increased supply, with most of the increase concentrated in Samgori and Didi Dighomi. Transactions in older projects rose by a more modest 3.8%.
Prices also continued to increase. The average weighted selling price of newly built apartments rose 16.7% in the city center, 16% in the wider center and 10.4% in the suburbs. Across Tbilisi, prices increased 11.9% in the primary market and 11% in the secondary market.
Prices of older apartments also increased, rising 19.1% in the wider center, 12.6% in the suburbs and 3.4% in the city center, for an overall increase of 10.5%. Georgian citizens accounted for most transactions in both new and old projects, while the share of foreign buyers increased to 14% in August, up from 12% in July.
