70% of Visitors Are Locals - Nunisi Forest Hotel and Spa on Challenges

At the Nunisi resort, the majority of visitors are still local residents, accounting for about 70%, while international tourists make up roughly 30%, according to Irma Daushvili, co-founder of Nunisi Forest Hotel and Spa. Speaking on BMGTV’s Women’s Narrative, she noted that although the resort once mainly attracted visitors from post-Soviet countries, international interest has grown in recent years.

Today, the resort hosts guests from countries such as Poland and Germany, with increasing interest also coming from Asia, particularly the Arab region and Central Asia, including Kazakhstan. However, interest from markets like India and Pakistan remains relatively low. Despite this diversification, the resort continues to rely heavily on the domestic market, partly due to its limited capacity of 70–100 guests at a time.

Daushvili identified seasonality and infrastructure issues as key challenges. During winter, the resort is almost completely inactive due to difficult road access and frequent electricity outages, which create serious operational disruptions.

Rising energy costs further add to the pressure, as electricity is one of the resort’s largest expenses. The company expects to increase prices by 10–15%, although the final decision will depend on the broader economic environment. With only 3–4 active months per year, Daushvili admits the business is not yet fully profitable.
