Company “Dadiani Invest”, owned by Ilia Tsulaia, the founder of “Archi Group”, has acquired 217,288 square meters of real estate in Tbilisi. The asset includes the territory of a former wagon repair factory near Tsotne Dadiani Avenue. The purchase agreement was signed on April 16, 2025.
The territory belonged to the companies owned by family members of Nino Tsilosani - “Wilson Garden”, “US Trading Company” and “Profgroup”. According to the document, “Wilson Garden”, planned to implement a USD 250 million investment project on the site; However, as it turns out, Ilia Tsulaia's "Dadiani Invest" bought the property from the "Bank of Georgia".
The development plan for the former railway carriage repair factory included construction of residential and commercial spaces, underground and above-ground parking lots.
According to Ilia Tsulaia, within the framework of the development regulation plan, a multifunctional complex will be built on the site with the same investment volume, which amounts to USD 250 million.
As of the public registry, Ilia Tsulaia remains the owner of 92% of the company, 5%-share of the company is owned by the joint-stock company "Gravity Investments", founded by businessman Koba Chekurishvili, and 3% - by company "Leterenma", founded by Tina Barbakadze.
