Batumi Sets Record Home Sales in 2025, with 70% of Growth Driven by Foreign Buyers – Colliers

Batumi’s housing market reached a historic peak in 2025, with 17,052 transactions recorded, a 17% annual increase and the highest level ever for the city. According to Colliers Georgia, 70% of the year’s sales growth was driven by foreign buyers, underscoring the region’s rising international appeal.

The total market size in Batumi exceeded $1 billion, expanding by 34% year-over-year. Colliers attributes this surge to both the growing attractiveness of Adjara for foreign investors and the supply of new, higher-end residential projects. Foreign buyers were active across both primary and secondary markets.

Strong demand also accelerated price growth. In the secondary market for new projects, the average price reached $1,497 per sq.m, while older units averaged $1,196 per sq.m. Meanwhile, Georgian buyers' share in secondary-market transactions involving new projects has been steadily decreasing since 2021, falling to 51% in 2025 - a trend largely driven by increased demand from Russian and Ukrainian citizens amid regional geopolitical shifts.

The report also notes that foreign buyer activity is rising in Tbilisi as well. Since 2021, their share in secondary-market transactions involving new developments has increased by 6 percentage points. Overall, foreign buyers strongly prefer newly built projects, with 86% of their purchases registered in new developments, while their presence in older housing has remained relatively stable.
