Grand Avenue will be the most prestigious district in Tbilisi, the new city center - Ilia Tsulaia

Archi, one of Georgia’s leading development companies, has announced the launch of its largest project to date, Grand Avenue by Archi, a USD 1 billion investment set to transform 20 hectares of land in central Tbilisi, near the Dinamo Stadium.

Founder Ilia Tsulaia told BMG that the project is unprecedented in Georgia, both in scale and vision.

“This is a unique project, such as neither Archi nor anyone else has done in Georgia before. It will be the largest district in the center of Tbilisi, with an area of 20 hectares, and we have the ambition that this will be the new center of Tbilisi. In terms of scale, this is the largest real estate project ever launched in Georgia,” Tsulaia said.

A defining feature of Grand Avenue is its focus on greenery and recreational space. Despite its central location, the development will have a low building density, with 75% of the territory dedicated to green areas and landscaping designed by Australian landscape architect Bob Earle of OCULUS.

The project will include a full range of infrastructure for future residents:

  • Educational & social spaces – kindergartens, schools, cafes, restaurants, and shopping areas;
  • Sports & wellness – the largest gym in Tbilisi, indoor and outdoor sports complexes, basketball and football fields, a spa center, and nine padel courts;
  • Business hubs – renovated industrial spaces converted into cafes, offices, and coworking areas for startups and tech companies;
  • Parking solutions – a dedicated multi-level parking facility;
  • Transport connectivity – a tunnel directly linking Grand Avenue to Tsereteli Avenue.
  • World-class firms and architects are involved in the project, including Chapman Taylor, Singaporean architect Wei Yap Oi, and leading Australian designers.

Tsulaia emphasized that beyond its scale, Grand Avenue has the potential to become a driver of Georgia’s economy, attracting both local and foreign investment.

“Dozens, and maybe more than a hundred foreigners, have already registered to come specifically and buy an apartment here. Accordingly, the project is a driver for the economy – foreigners come, bring money, buy real estate in Georgia, and additional value is created,” he noted.

The official presentation of Grand Avenue will take place on September 20 at 32 Tsotne Dadiani Street. Following tradition, Archi will offer special discounts to future residents on the day of the launch.
