How Much Does Land Cost in the Villages of Racha?

The average price of land in the villages of Ambrolauri Municipality, one of the most scenic parts of Georgia’s Racha region, currently ranges from USD 10 to USD 30 per square meter, depending on location, accessibility, and development potential.

As local tourism representatives told Real Estate Prospect, land prices have been steadily increasing in recent years, driven by growing investment in tourism infrastructure and the region’s rising popularity among both domestic and foreign visitors.

“The number of land buyers has increased significantly. In the villages of Ambrolauri, the price per square meter is approximately USD 15–25. In some cases, land in the city costs even less than in nearby villages. The price depends on factors such as access to infrastructure and development potential,” explained Tamar Davituliani, owner of the Garemo Hotel.

According to Archil Gurgenidze, owner of the cottage Sakudela, land prices in Nikortsminda, one of Racha’s most popular tourist destinations, have seen particularly sharp growth.

“In Nikortsminda, land prices now range from USD 15 to USD 30 per square meter. There are quite a few plots available for sale. However, as for houses, there aren’t many on the market, most locals prefer to restore their old homes and use them for tourism purposes,” he said.

Meanwhile, in more secluded areas like Velevi village, land availability is limited due to environmental restrictions.

“Our village, Velevi, is located in a forested area - it’s a green zone, and that land is not for sale. Prices start at around USD 15 per square meter, but depending on the specific plot, they can vary from USD 10 to USD 25. Buyers are mostly locals,” said local guide Giorgi Matsaberidze.

With its growing reputation as a year-round destination for eco-tourism, wine tourism, and mountain recreation, Racha is increasingly attracting attention from investors and individuals seeking to develop guesthouses, cottages, and boutique tourism facilities - a trend that continues to push land prices upward across the region.
