In November, Apartment Prices Rose the Most in Nadzaladevi, While Sales Jumped in Samgori

TBC Capital has published its latest overview of Tbilisi’s residential real estate market. According to the report, 3,627 apartments were sold in November, up 2% compared to November 2024. Of these transactions, 15% were newly built units, while 85% were from the secondary market.

The highest number of sales, 949 apartments, took place in Didi Dighomi, where the average price reached $1,118 per m², down 4% year-on-year. However, the strongest annual growth in transactions was recorded in Samgori, where sales jumped 45% to 456 units, with an average price of $1,163 per m².

After Didi Dighomi, the most active districts were Saburtalo with 548 sales, followed by Samgori. The smallest number of transactions occurred in Mtatsminda, where only 49 apartments were sold - a 16% annual decline. The sharpest drop was seen in Chughureti, where sales fell 31% to 79 units. Citywide, the average sale price reached $1,341 per m² in November, up 4% year-on-year. The most expensive districts remained Mtatsminda, Vake, and Saburtalo, while the cheapest were Samgori, Gldani, and Didi Dighomi.

In terms of price movements, Nadzaladevi saw the strongest annual increase, with prices rising 11%. Meanwhile, Vake recorded a 9% decline in average apartment prices compared to the previous year.
