Zura Kakhidze, the general manager of Quadrum Gudauri and Fine Chalet Gudauri, says that the 2025–2026 winter season is the best since the pandemic.
As he stated on the program “Real Estate Prospect”, demand has increased significantly, leading to higher prices. Revenues from December through the end of February have exceeded the planned budget by 15 or 20%.
“The season can be divided into two parts: during the New Year period, vacationers stay for shorter periods, while at the end of January we start receiving long-stay guests who use the resort’s services for 4–7 days. Group tours are mostly short-term, while the foreign segment tends to stay longer.
For guest comfort, the hotel offers rooms of various categories, as well as a pool, spa, massage rooms, and a yoga studio. Its location is also convenient—close to the main ski slopes.
As for challenges, road infrastructure is critically important, especially after the completion of the Kvesheti–Kobi tunnel, which will reduce traffic congestion, improve mobility, and minimize weather-related disruptions.
Gudauri has enormous potential: the resort could become a four-season destination, which would support better hotel operations, elevate service standards, and create a more profitable environment for businesses. Professional services, logistics, and high hygiene standards will further strengthen the resort’s position in the market,” Kakhidze said.
