Russian investors lead among foreigners in Armenian real estate market

The real estate market in Armenia demonstrated activity in January 2023, according to data from the National Statistical Committee. In this month, 3,894 real estate transactions were completed, exceeding the figures for January 2022 (3,021 transactions).

The geographical distribution of transactions also reflects market dynamics. Yerevan remains the leader in the number of transactions, accounting for 28.6% (1,113 transactions) of the total, while Vayots Dzor shows the lowest level of activity - only 59 transactions (1.5%).

In terms of property type, land plots remain the most sought-after objects (46.9% of the total number of transactions), followed by apartments in multi-story buildings (24%), residential houses (13.4%), garages (10.8%), buildings for public use (3.9%), and industrial structures (1%).

Interestingly, foreign investors are also actively participating in the Armenian real estate market. In January, 89 real estate transactions were made by foreign citizens. Russians lead with 49 transactions, followed by representatives of European countries (19 transactions), the United States (10 transactions), as well as citizens of other countries.
