Average rent for a mid-sized apartment (50–60 sq. m) in Tbilisi reached $10.0 per sq. m in April 2026, up 0.4% month-on-month and 5.2% year-on-year, according to Galt & Taggart.
Vake remained the city’s most expensive rental district at $14.2 per sq. m, followed by Mtatsminda ($12.7) and Saburtalo ($11.3). The lowest average rents were recorded in Samgori ($8.2), Gldani ($8.6) and Didi Digomi ($8.6).
Average rental yields in Tbilisi stood at 8.5% in April, exceeding average U.S. dollar deposit rates (2.5%) but remaining below average lari deposit rates (9.8%).
In a regional comparison, Tbilisi ranked third for residential rental yields, behind Ankara (9.6%) and Astana (8.8%), and ahead of Tashkent (8.1%) and Yerevan (6.9%).
