Tbilisi Housing Market Sees Strong Demand, Local Buyers Dominate – G&T

Tbilisi’s new apartment market recorded one of its strongest months since 2022 in April 2026, with 3,641 apartments sold, up 10.7% year-on-year, according to Galt & Taggart. Prices also continued a moderate upward trend, with new-build apartments averaging $1,408 per sq. m (+0.4% monthly).

Sales were concentrated in major districts, led by Saburtalo (760 units), followed by Didi Dighomi (732) and Samgori (571). The highest prices were recorded in premium central areas such as Vake ($2,945/sq.m) and Mtatsminda ($2,881/sq.m), while more affordable districts like Didi Dighomi and Gldani remained below $1,150 per sq. m.

Foreign demand remains limited but visible. According to developer surveys, Georgian citizens account for 75% of buyers, while Israeli buyers make up 11%, followed by Russians (3%) and other foreign nationals (11%). The data suggests the market is still largely driven by domestic demand.

In terms of preferences, buyers continue to favor mid-sized apartments (51–80 sq. m), which account for 53.5% of total sales. On the price side, more than half of transactions fall into the budget segment below $1,100 per sq. m (51.8%), while premium properties above $3,000 per sq. m represent just 1.5% of the market.
