Demand for private houses around Tbilisi continues to grow following the COVID-19 pandemic, driven by remote work, the desire for more space, and rising apartment prices in the city. Popular areas include Lisi, Saguramo, Tabakhmela and Kiketi, where land costs average $200–250 per square meter. Wooden cottages are also gaining popularity, with construction prices averaging GEL 1,500 per square meter. Industry representatives say demand remains stable, although the post-pandemic boom has eased.
