Foreign buyers account for approximately 40% of developer Biograpi Living’s total sales, nearly four times the 10–11% average share in Tbilisi’s real estate market, according to Mariam Khutsishvili, the company’s Head of International Sales.
Israel accounts for the largest share of international sales at around 16%, followed by buyers from neighboring countries, the Gulf region and the United States. Demand from Western European countries, including France, Germany and Switzerland, is also growing.
Foreign investors primarily prefer studios and one-bedroom apartments of up to 40 square meters, which require less initial investment and offer greater liquidity for resale or rental. Khutsishvili said buyers increasingly prioritize development concepts and infrastructure, alongside prices and payment terms.
Biograpi Living is launching pre-sales for the second phase of its Hisni project on November 5–7. The first phase, comprising two residential towers, is 95% sold. The Isani-based complex will include four residential towers, recreational and sports facilities, and a 40,000-square-meter shopping center. Pre-sale buyers will have access to initial prices and flexible payment terms, including an option to purchase without a down payment.
